Process

Building a new home is exciting—and with Skogman Homes, it’s clear and straightforward. From the first site review to the moment you get your keys, our local team guides you every step of the way across the Cedar Rapids and the Cedar Valley Metros.

Step by Step

Step 1

Site Plan & Preparation

Once your contract is signed, we get to work. Our team stakes your homesite and reviews grading to confirm proper neighborhood drainage and a solid start for construction. Local knowledge matters—soil, weather, and municipal standards vary by neighborhood, and we plan accordingly.

Step 2

Pre-Construction Meeting

Meet your project manager to review plans, site details, selections, and timeline. You’ll receive your vendor list (cabinetry, lighting, and more) so you can schedule design appointments and personalize your home with confidence.

Step 3

Excavation & Foundation

(around ~45 days from contract)

You’ll start to see activity as we excavate and pour footings and foundation walls, followed by a waterproofing barrier to protect your home from the elements.

Step 4

Framing

(around ~60 days from contract)

Your home takes shape. We use advanced framing techniques, engineered roof trusses, proper window installation, and whole-house moisture/wind protection (house wrap) to build a strong, energy-smart shell.

Step 5

Mechanical Rough-Ins

(Electrical, Plumbing, HVAC)

Rough-ins for plumbing, HVAC, and electrical/low-voltage are installed. If you’re building from the ground up, you’ll meet with our electrical and low-voltage partners for a pre-wire orientation to finalize outlet, lighting, and tech locations.

Step 6

Insulation, Drywall & Trim

Once insulation is complete, a third-party energy audit is performed to verify the home’s performance. Next, drywall is hung, finished, and painted, followed by the start of flooring installation. During this stage, you’ll also meet on site to review trim details and walk through the completed areas to ensure everything matches your expectations.

Step 7

Finishes & Selections

Your chosen finishes—paint, flooring, tile, counters, and more—are installed. We handle the details so your home comes together beautifully and on schedule.

Step 8

Pre-Closing Walk-Through

About a week before closing, your project manager will guide you through your home, review key features, and answer questions so you feel prepared for move-in.

Closing Day & Beyond

It’s key time! You’ll close on a high-quality, energy-efficient home—then continue to hear from us as we support you after move-in. (Ask about our 10-Year Warranty and homeowner maintenance resources.)

Our Process

Build timelines depend on your floor plan, the selections you make, and seasonal weather conditions in Iowa. As a general guide, foundation work typically begins around 45 days after contract signing, framing around 60 days. From there, mechanical rough-ins, drywall, and finishes follow in sequence. Most Skogman homes in the Cedar Rapids Metro and Cedar Valley areas are completed on average in about 6 months. Your project manager will provide a detailed schedule at your pre-construction meeting and keep you updated throughout the build.
